The address is known. Access and occupancy are the variables.
Apartment layouts, controlled entry, leasing-office policies, named occupants, posted instructions, and court deadlines can all affect the service plan.
Apartment and unit verification
Building number, unit designation, occupant names, entry points, and leasing-office information are reviewed before the attempt.
Gated and controlled access
Gate codes, call boxes, concierge desks, security procedures, and lawful common-area access can affect timing and feasibility.
Multiple named occupants
Each named party, required copy set, unit, and assignment instruction should be identified at intake to avoid preventable return issues.
Vacancy and occupancy indicators
Factual observations can help document whether a property appears occupied, inaccessible, vacant, or associated with the named tenant.
Portfolio and volume workflow
Recurring clients receive a consistent submission path, status communication, and organized return documentation across assignments.

Questions before you send the landlord-tenant papers?
Straight answers about notices, unlawful detainer papers, attempts, documentation, and recurring property accounts.
Can CoVa Serve deliver an eviction notice in Virginia?
CoVa Serve can deliver client-prepared landlord-tenant notices where private delivery is permitted. Submit the complete notice, tenant names, property address, unit number, deadline, and instructions for review. CoVa Serve does not prepare the notice or determine the required notice period.
Can you serve an unlawful detainer summons?
Yes, where private process service is permitted. Provide the complete court-issued packet, every named defendant, the hearing date, service address, copies, and return instructions.
How much does eviction-related process service cost?
Routine service in the standard Hampton Roads area is $95 per recipient and address for up to three attempts. Rush service is $160. Locate and difficult-service options are available when appropriate. Multiple tenants, units, or properties may require a volume quote.
Do you offer accounts for property managers?
Yes. Property managers and law firms with recurring assignments can request a firm or volume account for a more consistent intake, communication, and return workflow.
What information do you need from the property manager?
Send the complete documents, tenant names exactly as listed, property and unit address, court date or deadline, copy count, gate or building access details, leasing-office contact, occupancy notes, and known safety concerns.
Can you serve multiple tenants at the same unit?
Multiple named tenants may require separate copy sets, service records, and fees. List every intended recipient during intake so the assignment can be reviewed and quoted correctly.
What happens if the tenant appears to have moved?
The attempt record can document relevant factual observations. If personal service at another location is required, Skip Trace + Locate Serve may help identify and evaluate a likely current address. CoVa Serve does not decide whether alternate service is legally sufficient.
Will we receive proof or an attempt record?
Yes. Successful assignments receive proof or return documentation consistent with the accepted instructions. Unsuccessful assignments can receive a documented non-service or attempt record. Court filing must be confirmed during intake.
